How do I rent a shop in Bhopal?

How much security deposit is normal for a shop?
In Bhopal, 3 to 6 months’ rent is common for shops; large showrooms and prime locations may ask for more. It is refundable at the end of the term, minus any agreed dues.
What is a lock-in period?
It is the minimum time neither side can end the agreement without penalty – often 11 to 36 months for commercial property.
How much is the yearly rent increase?
Commercial agreements commonly include a yearly escalation of around 5–10%, or 10–15% every three years. Always write the exact figure in the agreement.
Is GST charged on shop rent?
Renting commercial property is a taxable service. If the landlord is GST-registered, GST is added to the rent and a registered tenant can usually claim input credit. Check current rules with your CA.
What documents do I need as a tenant?
ID and address proof, PAN card, passport photos and, if available, GST or business registration. The landlord should show ownership proof and latest property tax receipt.
Do I need a trade licence to open a shop?
Most businesses need registration with the local municipal body (Bhopal Municipal Corporation) and, depending on the trade, other licences such as FSSAI for food or a drug licence for pharmacies.
Can I rent a shop for a short time?
Kiosks and counters in complexes often allow a 6-month term. Regular shops usually need at least 11 months.

How should I price my shop?
Compare similar shops in your locality on our website. Realistic pricing gets the shop rented faster than a high ask with long vacancy.
Should I do police verification of my tenant?
Yes, tenant verification with the local police is recommended in Madhya Pradesh. It protects both you and the tenant.
Is registering the rent agreement necessary?
Leases longer than 11 months generally need to be registered with the Sub-Registrar under the Registration Act, 1908. Many parties choose 11-month agreements; take legal advice for your case.
